Contract signed for new school at West Ealing’s £165m regeneration

A milestone in the £165m transformation of the Green Man Lane estate in West Ealing has been reached as Ealing Council signed the contract for joint developers Rydon and A2Dominion to build a new and expanded facility for St John’s Primary School.

As part of the continued redevelopment of the estate, land adjacent to the school has been allocated for the new facility, designed by architecture and design practice Conran and Partners, enabling the existing St John’s Primary School to remain fully open throughout construction and for a smooth transition to their new premises in autumn 2017.

Responding to the school’s continued popularity and growing headcount, it will provide places for 630 pupils, 210 more than the existing facility, plus an expanded 100 place nursery and provision for 25 pupils from across the borough with speech and language difficulties.

Funding will be provided by Ealing Council and is being subsidised by releasing the school site to Rydon and A2Dominion for development, providing a further 55 new homes for private sale.

The permission includes 37 affordable homes that will form part of the Green Man Lane estate.

Tom Rigby, Development Director for Rydon, commented: “Signing this contract brings another milestone in this exciting regeneration, providing high quality homes, community space and now a modern new facility for St John’s Primary School. Part funded by the sale of additional housing, our innovative approach provides good value for Ealing Council whilst accommodating the growing and diverse educational needs of the community for years to come.”

Judith Finlay, Ealing Council’s executive director for children, adults and public health, said: “It is great that we have been able to work together to meet the growing need for primary school places in the area in what will be a high quality, modern environment for the children.”

David Price, Regeneration Director at A2Dominion added: “Our goal is for the Green Man Lane regeneration scheme to bring as much benefit to the local community as possible. The new and expanded school will have first class facilities that will give local children the best head start, while helping to address the growing demand for school places. We are committed to being good neighbours, and will continue to work with the community to ensure a smooth and successful transition.”

Lee Davies, Project Director at Conran and Partners, added: “We spent a lot of time listening and developing responsive ideas in partnership with the school to create a bespoke design that imaginatively optimises external space for learning and play on a confined city site.”

Rydon and A2Dominion worked closely with the existing school, Ealing’s education team and Conran and Partners to create a modern facility fit for 21st-Century learning.

The regeneration of Green Man Lane is a nine year, five phase project replacing 464 flats with a mix of 770 one to four bedroom homes, each with generous living spaces.

The project also brings communal facilities including an art cafe, eco-friendly energy centre, public parks, play areas and landscaped piazzas.

Work to Phase 2 is currently underway, delivering 187 new private sale and affordable homes, including over 20 homes for wheelchair users.
